Brian and Hayley knew that feeling well. Their answer wasn’t to ask Hazel to give up her independence. It was to build her a home of her own, right there on the property.

Their block in Limeburners Creek on the Mid Coast gave them the space to do it. And after visiting the Aplus display in Cessnock and seeing what was possible, they had a clear picture of exactly what they wanted.

Modifying the design meant the final build reflected the family’s priorities rather than a generic brief.

Making It Her Own

Brian and Hayley came to Aplus with a clear vision: they’d seen the Cessnock display home and wanted the same look and feel. That became the benchmark for every finish decision they made.

The exterior is clad in James Hardie Linea weatherboard, the same sleek, horizontal-profile cladding used in the Cessnock display. It photographs beautifully, holds up to the elements, and gives the flat a considered, modern feel. A Merbau timber post adds warmth at the entrance, and the upgraded internal doors, matching the style from the Cessnock display, carry that premium feel through every room.

Because the property sits in a bushfire-prone zone, the build required compliance with a BAL 29 rating (Bushfire Attack Level 29, which sits in the medium-high risk category). That dictated specific material choices across the build, including a Hume BFR8 bushfire-resistant front door engineered to withstand radiant heat and ember attack. Far from a grudging concession to compliance, the door is solid and substantial, a quality piece that suits the overall fit-out.

Inside the kitchen, Aplus installed a provision for a future dishwasher, roughed in and ready to go. Hazel can add one whenever she’s ready without any structural disruption.

The site itself came with a couple of engineering considerations worth mentioning. The sloping block required a drop edge beam: a deeper concrete perimeter that steps down with the land to create a level foundation for the slab. And because Limeburners Creek properties aren’t connected to town sewer, a wastewater management plan was designed and installed to handle drainage compliantly and responsibly.

The flat is built on a concrete slab on ground (SOG) with a steel frame and truss structure throughout, a combination chosen for its strength, thermal performance, and long-term durability in the Mid Coast climate.

Approval and Timeline

The project went through Development Application (DA) approval with Mid Coast Council, the full council planning process. It’s the right pathway for a site carrying a bushfire overlay and requiring a custom wastewater design, and it means every element of the build has been properly assessed and approved.

Once approvals were in place, the build itself took just 11 weeks, including a Christmas break and a couple of minor scheduling extensions. For a project with this level of site complexity, that’s a tight and well-managed result.

The Result

Hazel has a home. A proper one: not a retrofit, not a compromise, but a two-bedroom granny flat finished to the same standard as the display she and the family fell in love with in Cessnock. She has her own front door to open in the morning, her own bench to make her coffee at, and her own garden to step out into.

Making It Their Own

The Jewells site carried a Bushfire Attack Level rating of BAL 12.5. This sits at the lower end of the bushfire risk scale, but it still means specific fire-resistant materials are required by regulation for external elements like window frames and certain cladding components. Everything compliant was selected and built in as part of the standard process, so Nat did not need to manage it separately.

The flat sits on a bearers-and-joists (B&J) floor system, meaning the structure is raised on timber piers above ground level rather than on a poured concrete slab. You can see the piers clearly in the exterior photos. It is a well-suited approach for this site and gives the building a neat, elevated appearance. The frame and roof trusses are steel, which performs strongly over time and handles the coastal Lake Macquarie conditions well.

At colour selection, Nat made a handful of practical additions that lift the liveability of the flat considerably. A dishwasher was added to the kitchen. Several provisional cost items were upgraded to better-quality finishes throughout the flat. A support rail was fitted in the shower, a thoughtful inclusion that adds both safety and comfort. The robe layout in one of the bedrooms was also lightly adjusted to better suit how the space would be used day to day. Small changes individually, but together they make a real difference.

Approval and Build

The project went through a full Development Application (DA) with Lake Macquarie City Council. A DA is the standard council approval pathway and, while it takes longer than the alternative fast-track Complying Development Certificate (CDC) route, it provides more flexibility for site-specific requirements. Construction was completed in 2023, with the build coming together efficiently from start to handover.

Construction and Site

Screw piers are driven directly into the ground rather than relying on poured concrete footings, making them a precise engineering solution for sites where soil conditions call for it. Because the B&J floor system raises the structure a good distance above ground level, scaffolding was required during the build so the trades could work safely at height. A 4,000-litre rainwater tank was installed as required by the National Construction Code (NCC). The tank is plumbed into the property as part of the standard service connections. At colour selection, Deb and Greg kept things simple and stayed with the standard inclusions throughout. Approval and Build

The project was approved through a Complying Development Certificate (CDC), the fast-track pathway that uses a private certifier rather than going through full council assessment. Construction was completed in 2023, with the project running smoothly from start to handover.

The Result

The flat was leased quickly and has been returning $480 a week in rent, delivering Deb and Greg a gross annual rental income of around $24,960. The property was listed as a brand-new home with filtered bushland views of Lake Macquarie, featuring an air-conditioned open-plan living area, a covered entertainer’s deck, and under-home storage. Lisa’s Highfields property came with a complication that most builds never encounter: the ground itself. A geotechnical investigation revealed moist, clay-like subsoil conditions and an unstable site classification that would need careful engineering before a single wall could go up. For some, that kind of discovery is a reason to pause. For Lisa, it was simply a problem to solve. She had a clear idea of what she wanted in her backyard, and Aplus had the experience to make it happen. What followed was one of those builds where the most important work happens well below ground level.

The Right Design

Lisa chose The Pavilion, a two-bedroom design from the Aplus two-bedroom granny flat range that is particularly well suited to narrower blocks. The Pavilion delivers two bedrooms, an open-plan kitchen, living and dining area, and a bathroom and laundry within a smart, proportioned footprint. For this build, the design was modified to include a skillion roof with raked ceilings in the living area. A skillion is a single-slope roof that gives the flat a clean, contemporary profile from the outside. Inside, the raked ceilings follow the roofline, creating height and a sense of openness in the living space that a flat ceiling cannot match. It is a modification that makes a genuine difference to how the flat feels to live in.

Engineering the Site

The Highfields site was assessed as Class P under the Australian standard for residential footings. Class P is the classification given to “problem” soils: ground that is expansive, unstable, or likely to shift in ways that a standard footing design cannot safely accommodate. The geotechnical report identified moist, clay-like soil conditions across the site, which meant conventional footings were off the table. An engineered solution was needed before anything could be built above ground.

The answer was a screw pier foundation system. Screw piers are hollow steel piles that are mechanically wound into the ground, cutting past the unstable upper layers to reach stable soil at depth. For this site, 20 screw piers were installed to 4.6 metres, and a further 13 piers were driven to 5.6 metres deep, with concrete used to lock each pier firmly in place. Those depths give a real sense of the challenge involved. Once installed, the piers provide a solid, engineered platform for the steel frame and roof truss structure above, ensuring the flat performs reliably regardless of how the clay soil moves over time. The steel frame and truss construction above the piers is well matched to this kind of foundation: strong, lightweight, and suited to sites where ground conditions demand precision.

Lisa kept the inclusions standard throughout, which made good sense given the engineering complexity the site had already demanded. The focus was on getting the build right from the ground up, and the standard specification delivers a comfortable, well-finished result without unnecessary complication.
