Introducing Our Home Extension Design Pack – Submission-Ready Plans for Just $4,500
Planning a home extension can be overwhelming — especially when you’re not sure where to start, how much it will cost, or whether your plans will even be approved. That’s why we’ve created the Aplus Home Extension Design Pack — a comprehensive, low-risk way to plan your home extension properly, for just $4,500 including GST.
What’s Included in the Design Pack?
Our Design Pack includes over $8,000 worth of value, all wrapped into a flat $4,500 fee. You’ll receive:
✅ A site inspection by our experienced team
✅ A geo-technical report for foundation and soil conditions
✅ An internal scan of your existing home (if required)
✅ Two collaborative design reviews so you can refine the layout
✅ Floor plans, elevations, and survey documents
✅ A full set of submission-ready plans
✅ A clear construction cost estimate, based on your design
All documents are yours to keep — even if you decide not to proceed with construction.
Why Start with a Design Package?
We’ve seen too many homeowners go straight to builders or contractors without a clear plan, only to run into delays, council rejections, or escalating costs. Starting with a design package means you have all the essential groundwork in place before you commit to building. It also helps identify potential issues early, saving time, money, and stress in the long run.
Who Is It For?
This package is perfect for homeowners considering:
A second-storey addition
A major ground floor extension
Reconfiguring or expanding living areas to 60m2+
Adding bedrooms, bathrooms, or family space of 60m2+
Improving the flow or function of their current home
Whether you’re planning to stay long-term or increase resale value, a well-designed extension can significantly enhance your property.
Know the Cost Before You Commit
With our Design Pack, you’ll walk away with a clear, professionally prepared plan — and a realistic estimate of what your extension will cost to build. There are no hidden fees, and no pressure to sign a building contract. Just a smart, affordable way to take the first step toward your dream home.

A Private Parents’ Retreat Designed for Long-Term Living
When Martin and Lisa decided their home needed more space, moving wasn’t the answer. What they wanted was separation — a quiet, private zone that would allow them to stay in the home they loved while adapting it to suit the next stage of life.
The solution was a custom second storey extension, designed to sit comfortably above the existing home and function as a dedicated parents’ retreat. The new level adds a bedroom, bathroom, and living area, creating a self-contained upper floor that feels purposeful rather than tacked on.
Designing a Second Storey That Feels Like It Belongs
Second storey extensions require careful planning. Structurally, they must integrate with the existing home. Visually, they need to feel balanced. And practically, they have to work with existing services without unnecessary disruption.
This extension was designed as a fully integrated addition, maintaining the proportions of the original dwelling while adding meaningful internal space. The layout was kept simple and functional, allowing the upstairs level to operate as a true retreat — separated from daily household activity below.
By keeping the design custom, Martin and Lisa were able to prioritise comfort and privacy over unnecessary extras, ensuring the space would remain practical for years to come.
A Purpose-Built Parents’ Retreat
The new upper level includes:
- A spacious bedroom
- A dedicated bathroom
- A private living area
This configuration allows the parents’ retreat to function as a calm, self-contained space — ideal for early mornings, quiet evenings, or simply having separation from the main living areas of the home.
Rather than spreading rooms across the ground floor, the second storey creates vertical separation, which is often one of the biggest advantages of building up instead of out.
Construction and Services Integration
As with many second storey extensions, a key focus was integrating new services with the existing home.
For this project:
- Hot water was connected directly to the existing service
- A new ducted air conditioning system was installed for the extension and linked into the existing system
- Structural works were carefully staged to minimise disruption during construction
Internally, the finishes were selected for comfort and longevity:
- Carpet throughout the upper level
- Floor-to-ceiling tiling in the bathroom
- A wall-hung vanity for a clean, modern feel
- A fixed mirror in place of a shaving cabinet, keeping the space simple and uncluttered
These choices support the idea of the extension as a retreat — comfortable, understated, and easy to live in.
Built Under CDC Approval
The project was approved under a Complying Development Certificate (CDC), allowing construction to move forward without the longer timeframes often associated with a full DA. This helped keep the project efficient while still meeting all structural and planning requirements associated with a second storey addition.
Construction commenced in late January 2025 and reached practical completion in just under 19 weeks, excluding EOTs — a solid timeframe for a build of this complexity.

Why Second Storey Extensions Make Sense
For many homeowners, particularly in established Newcastle suburbs, a second storey extension offers clear advantages:
- Adds substantial space without reducing yard area
- Creates separation between living zones
- Allows families to remain in their existing home
- Often more cost-effective than buying a larger property
When designed properly, a second storey extension doesn’t just add rooms — it changes how the home functions.
Building Custom Second Storey Extensions
This project highlights the value of a custom approach to second storey extensions. By working within the constraints of the existing home and focusing on how the space would actually be used, the end result feels intentional and well resolved.
Martin and Lisa’s new parents’ retreat is a natural extension of their home — one that delivers privacy, comfort, and flexibility without compromise.
If you’re considering a custom second storey extension, understanding structure, approvals, and service integration early is key to achieving the right outcome.

Teen Retreat – a Building Project for the Whole Family
Teenagers are a funny bunch at the best of times, and they can be challenging to live with if space in the family home is at a premium.
Renovating your family home up and outward to suit the growing needs of your family is a great idea. It is the ultimate solution for promoting family harmony. You’ve got plenty of small adjustments and ideas which can be made to make the current space a lot happier and healthier so have a read and be inspired by all the ways you can use a Home Extension to make your home comfortable as your family grows.
Make their room their sanctuary
The bedroom of a teenager is a safe space, and a haven, and this should be respected. However, with that being said, it is recommended that you insist upon storage space and plenty of it. This will help to remove the need for a messy floor. Other necessary items include the need for a laundry basket and a bin.
You could also try and declutter a bit, taking away some of the items that they need and don’t use.
No matter how you slice it, in a lot of cases, the “play time” that teenagers have is mostly spent playing online. They’re with friends on the internet, or playing games late into the night. It’s a normal part of teenage life but it can be disruptive to everyone else.
This can be where it is important to have a second family room or converted spare bedroom for them to use. You’re actively giving them the opportunity to get out of their room and into the family area, but at the same time, they still have the privacy and space they need.
Furnishing and finishes in these spaces should be casual enough that you’re not overwhelming them, but at the same time, they should be functional. This is where things like your oversized floor cushion and bean bag can be useful. Giving them some curtains affords a lot of kids the opportunity for privacy, and helps them control the environment as they wish.
The pool is a big draw for a teenager who wants to relax and unwind. It is a good place for outdoor entertainment, even if the music tends to get a little loud when friends come over. Still, at least they’re here at home, right?
The Kitchen – Your Unsung Hero
The kitchen is often the unsung hero of your home. Teenagers eat a lot. It’s pretty well known at this point, and the kitchen will probably be their second favourite place in the house. Having a well-stocked fridge is a good way to make sure that your teenager makes regular trips out of the bedroom.
Expanding your kitchen to be larger and more communal is a good way to encourage your teenager to join family, dinners and social settings.
It’s important to build a designated study spot for your teenager. The kitchen table isn’t always the best place to do things, so giving them a designated study spot where they can go and focus will help with productivity. Try and avoid having it in their bedroom, because they might get distracted.

What Factors Can Affect the Timeline of a Home Extension or Renovation Project?
Find out what factors can affect the timeline of a home extension or home renovation project, and what are the common considerations that need to be taken into account to save time overall.
Undertaking a large home renovation project can be challenging. One of the most difficult things to comprehend for newcomers, are the variables that can affect the project timeline, which can be as brief as 6 months or as long as 2 years. So, what factors can impact a home extension project timeline? Let’s take a look.
1. Site and location-specific issues: If your property is in an area with specific challenges—such as being prone to bushfires, falling under a stricter council, or having existing infrastructure problems—you may face delays. Additional expert advice, more complex approvals, or consultations with multiple council departments or external agencies may be required, extending the project timeline.
2. Timing of financing: In some regions, banks may require a signed contract, including insurance payments, before finalising your mortgage or construction loan. In other areas, you may need to obtain a building permit before securing finance. These processes can cause delays if they’re not completed in advance. Identifying opportunities to carry out tasks simultaneously can help to minimise pauses in the project.
3. Approval delays: Delays aren’t limited to financing. Other stages, such as waiting for development applications, can cause pauses. While you might be able to work on other tasks during this time, it’s important to take expert advice and carefully plan which stages can proceed.
4. Local regulations: Regulations can vary depending on your location. In some areas, you may need to appoint a builder before submitting for building approval, while in others, specific professionals must sign off before construction can proceed. In some cases, the owner is responsible for submitting paperwork and payments. Understanding these local requirements before starting can save time and frustration.
5. Scope of design changes: The extent of your home extension or renovation will also affect the timeline. Projects that involve structural changes—like altering the footings of your home or adding a second storey—will require additional groundwork. Even smaller changes, such as removing walls to create open-plan spaces, often involve structural considerations that can take time to address.
6. Number of contractors involved: Managing multiple contractors can also influence the timeline. While you might engage an architect, engineer, builder, and plumber separately, coordinating their schedules can be challenging. Working with a builder who can manage the entire project—from design to build and interior work—can simplify this process and avoid unnecessary delays.
Understanding the key stages of your project early on is critical, and factoring in potential delays will help set realistic expectations about what’s achievable within your timeframe.
