Custom Pool House Studio in Merewether, Newcastle
When Ben and Miranda decided to enhance their Merewether home, they weren’t looking to add a granny flat or a second dwelling. Instead, the goal was to create a high-quality pool house studio — a space that could support entertaining, poolside living, and visiting guests, while remaining compliant with NSW planning controls.
Set within one of Newcastle’s most sought-after coastal suburbs, this custom studio was designed to feel connected to the existing home and outdoor areas, rather than standing apart as a separate residence. The finished result is a refined, practical pool house that will be used year-round and enjoyed for decades.
Designed Around the Pool and Outdoor Living
The studio sits directly alongside the pool, with large sliding doors opening the interior straight onto the outdoor entertaining area. When opened up, the space becomes an extension of the pool zone, allowing easy movement between swimming, shaded seating, and barbecues.
A generous roof structure provides protection from the sun while still allowing light and airflow — an important consideration in Merewether’s coastal climate. This combination of shelter and openness creates a relaxed indoor–outdoor flow that works just as well for casual family use as it does for hosting friends.
A Studio — Not a Granny Flat
In NSW, structures like this are typically classified as studios, not granny flats. This distinction is important, and the design was handled carefully to remain compliant.
Rather than a full kitchen, the studio includes what is commonly referred to as a wet bar:
- A sink
- Space for a fridge
- Storage and preparation cabinetry
There is no oven or cooktop, which keeps the building within studio provisions while still making it highly functional for entertaining and short stays. This allows the space to be used flexibly without creating a self-contained secondary dwelling.
NSW Studio Rules (At a High Level)
In New South Wales, studios are generally:
- Limited in size, typically up to around 37m² (subject to council and site conditions)
- Not permitted to include a full kitchen
- Designed as ancillary spaces rather than independent dwellings
- Approved via Development Application (DA) or as CDC
Studios are commonly used as:
- Pool houses
- Home offices
- Guest accommodation
- Teenage retreats or multipurpose rooms
For suburbs like Merewether, where blocks are established and planning controls can be tighter, a well-designed studio is often the most practical way to add usable space without overcapitalising or triggering secondary dwelling restrictions.
Materials and Interior Finishes
This Merewether studio was finished with durability and longevity in mind, particularly given its coastal location.
Externally, James Hardie Axon cladding was selected for its clean architectural lines and low maintenance performance. Fixed highlight windows were positioned above the main sliding doors, allowing natural light to filter in while maintaining privacy.
Inside, the studio features:
- Hybrid flooring throughout, ideal for high-traffic, poolside use
- Upgraded tile selections in the bathroom
- Matte black tapware and fittings for a modern, understated look
- A 300 x 600 shower niche, adding both function and visual balance
The overall palette is restrained and timeless, ensuring the space complements the main home rather than competing with it.

Building Studios in Merewether and Newcastle
Building in Merewether requires a strong understanding of local conditions — from coastal exposure and established services through to Newcastle Council planning requirements. This studio was delivered on a slab-on-ground construction, integrated carefully with the existing home and outdoor areas.
Projects like this highlight how studios can add genuine lifestyle value in Newcastle suburbs without becoming overly complex or non-compliant.
Why Studios Work So Well in Merewether
For many Merewether homeowners, a studio or pool house offers:
- A flexible space for entertaining and guests
- Better use of outdoor and pool areas
- A compliant alternative to a granny flat
- Long-term value through high-quality, purpose-built construction
Ben and Miranda’s pool house studio is a strong example of how thoughtful design, clear planning boundaries, and quality finishes can deliver a space that feels generous, practical, and perfectly suited to coastal Newcastle living.
If you’re considering building a studio or pool house in Merewether or the wider Newcastle area, understanding the rules early — and designing within them — makes all the difference.

Just a few minutes from Canberra’s border, in the quiet suburb of Crestwood, NSW, one family found the perfect solution to support their daughter’s return from overseas—and to invest in their property’s long-term potential. Thanks to more flexible New South Wales regulations, they were able to build a spacious 60m² granny flat that combined practicality with personal touches.
This case study offers inspiration for those considering a secondary dwelling in the ACT, as all our NSW designs can be adapted to meet ACT requirements. So even if you’re based in Canberra, granny flats like this one are absolutely achievable—just reach out to discuss how.
The Motivation: Helping Family While Planning Ahead
When their daughter returned from working overseas, the Crestwood homeowners wanted to help her save money on rent and build up a deposit for her first home. They also saw the opportunity to increase their property’s versatility in the long term—providing potential rental income, guest accommodation, or even a downsizing option for themselves one day.
Their block, located just over the ACT-NSW border, gave them access to New South Wales planning rules, which currently allow secondary dwellings up to 60m² without the need for subdivision. This opened up more room for thoughtful design and living comfort than ACT regulations typically allow. However, it’s important to note that many of our NSW designs can be adjusted to comply with ACT planning codes—so if you’re in Canberra, granny flats like this are still within reach with the right planning and advice.
The Design: Based on “The Prime” – with Personal Flair
The family chose to base their build on our popular “The Prime” design, a 2-bedroom layout that balances space efficiency with privacy and functionality. But what made this granny flat truly special were the customisations that reflected the homeowner’s personality and lifestyle.
One standout feature was a stained glass front door—a beautiful, personalised touch that instantly set the tone for a warm and welcoming space. Inside, layout changes were made to accommodate extra storage and an open-plan living area that felt spacious despite the compact footprint.
Large windows were added to maximise natural light, and accessibility was considered throughout, ensuring the space would remain flexible and age-friendly in years to come. Every detail was carefully considered, creating a home that felt far from standard.
Built for Today, Flexible for Tomorrow
The result was a comfortable, stylish home that gave their daughter her own private space while staying close to family. But beyond the immediate benefits, the granny flat also gave the homeowners peace of mind. In the future, they could rent the space for extra income, offer it to other family members, or even use it as a home office or studio.
This kind of forward-thinking approach is something we encourage for anyone exploring Canberra granny flats. Whether your motivation is family support, rental income, or downsizing, a custom secondary dwelling can offer enormous lifestyle and financial flexibility.

The Crestwood granny flat is a great example of how thoughtful design, family priorities, and long-term planning can come together beautifully. While it was built under NSW regulations, the possibilities it represents are just as relevant for Canberra residents.

This country-style granny flat in Moss Vale showcases how thoughtful design and material choices can create a comfortable and functional living space. Whether you’re planning a secondary dwelling for family, guests, or rental purposes, this build provides a practical example to inspire your project.
Exterior Design
The external colour scheme balances durability and aesthetic appeal. A “Monument” roof and gutter system ensure a modern yet timeless look, while the “Dover White” fascia provides a clean contrast. External features like eaves, posts, downpipes, and door architraves are painted in “Hailstone,” a neutral colour that ties the design together. The Newport 170mm cladding in “Taubmans Old Driftwood” adds a classic, textured finish that blends seamlessly with the natural surroundings.
The treated pine deck, finished with a natural stain, extends the living area outdoors and adds a warm, organic touch. Practical inclusions like a Gull Grey water tank and an Iron Grey clothesline ensure the flat meets everyday functional needs while maintaining cohesive styling.
Interior Features
Inside, the flat is designed for simplicity and comfort. The walls are painted in “Winter Ice,” creating a neutral and versatile backdrop. Internal doors and trims in “Hailstone” maintain consistency with the external palette. Durable and stylish QLD Spotted Gum hybrid flooring runs throughout, providing a cohesive look and easy maintenance.
Bedrooms
In the bedrooms, mirrored wardrobe panels on a white frame optimize space and natural light. This practical choice enhances the room’s functionality without compromising on style.
Bathroom
The bathroom combines utility with clean design. Belga Charcoal floor tiles offer durability and a modern touch, while Reflect Gloss white wall tiles keep the space bright and easy to clean.
Kitchen
The kitchen is equipped with laminate Carrara benchtops and Nouveau Grey Matt cabinets, offering a balance of affordability, durability, and style. These materials are practical for a high-use area while maintaining a contemporary look.
Key Takeaways for Your Build
This project demonstrates the importance of choosing materials and finishes that balance practicality, affordability, and aesthetics. From the external cladding to internal flooring and cabinetry, every element has been selected with both function and style in mind.

Located in the picturesque coastal town of Avoca Beach, NSW, Diana’s granny flat project was initially intended to serve as a professional office for her work as a nutritionist and naturopath. However, upon completion, Diana decided to use the space as a rental property, showcasing its flexibility and the value of thoughtful design.
This project is a perfect example of how a granny flat can adapt to changing needs. Whether used as a workspace or a rental property, the finished build adds significant value to Diana’s home while blending seamlessly with the charm of its coastal surroundings.
A Custom Design with Stylish Features
Diana’s granny flat was designed to balance functionality and aesthetics. The dual skillion roof, paired with striking raked ceilings, gave the interior an airy, open feel, while hi-lite windows in the living and kitchen areas maximized natural light throughout the day. In the bedrooms, barn doors added a modern touch, combining style with space-saving practicality. While the design included these unique features, Diana opted for Aplus’s standard inclusions for the finishes, ensuring a cost-effective yet polished result.
Avoca Beach’s relaxed coastal vibe was complemented by the granny flat’s clean lines and contemporary design, making it both a practical living space and a visually appealing addition to the property.

Meeting the Challenges of the Site
Building in Avoca Beach often comes with unique site considerations, and Diana’s property was no exception. The sloping land required scaffolding during construction, as well as a retaining wall to stabilize the area and create a functional outdoor space. Aplus handled these challenges with expertise, incorporating a stormwater dispersion trench to manage runoff and ensuring all work met local council requirements.
Adding to the complexity, the property was located in a BAL 29 bushfire zone. Aplus’s team adhered to strict bushfire regulations, selecting fire-resistant materials and incorporating construction techniques that ensured compliance while maintaining the aesthetic integrity of the design.
A Flexible Future
The completed granny flat is not only a functional space but also a versatile investment. Designed with Diana’s original business needs in mind, it now serves as a stylish and comfortable rental property. Its contemporary design, high-quality construction, and location in Avoca Beach make it an attractive option for tenants while adding long-term value to the property.
This project demonstrates how Aplus Granny Flats delivers tailored solutions to meet the unique needs of each client. Whether building on a challenging site, complying with bushfire regulations, or creating a flexible design, Aplus ensures that every project results in a space that’s both practical and beautiful.

When John first set out to build a granny flat in Dapto, things didn’t go to plan. His original builder went into administration, leaving the project in limbo and John unsure how to move forward.
Aplus Granny Flats was able to step in and provide the solution. Taking over the project, we designed and built a custom standalone granny flat, approved through CDC and completed in early 2025.
The flat was constructed on a slab on ground with a steel frame and truss system, reaching practical completion in just 14 weeks (excluding the Christmas shutdown) — with no extensions of time required.
To make the home more comfortable and appealing for tenants, John upgraded the build with hybrid flooring throughout, double roller blinds, security mesh flyscreens, a wall-mounted vanity, and a bevelled edge mirror. Aside from these personal touches and standard level 2 electrical works, the build stayed on track with no variations.
For John, the experience was completely different from where he started. He was able to watch his project progress quickly and smoothly, with clear updates and attention to detail every step of the way. In his five-star Google review, he shared:
“We are so happy with our decision to pick Aplus Granny Flats. From the first meeting we knew they were different. They have such amazing people and processes that really work. Communications were great with written weekly updates on what was done and what is planned for the next week. The speed was unbelievable, the neighbours could not believe how fast it went up. The project manager was a magician in the way he co-ordinated the trades and dealt with any obstacles. Then when it was completed the quality was first class. The defect list was fixed in one day! I recommend anyone wanting to build – make sure you call these guys.”
This Dapto granny flat shows that even when a project starts with challenges, Aplus can provide the expertise, reliability, and care needed to deliver a first-class result.
