Unfortunately, with the recent weather holding up the client’s landscaping, we’ve had to cancel our Saturday 17 October open day. Sorry to everyone who registered.
The good news? You can still see exactly what went into this build.
This corner block sits in a known mine subsidence area, the kind of site most builders walk away from. Our client saw the potential, and we built a two bedroom granny flat, based on our Dock design, that turned a challenging site into a dual-income asset.

What You’ll See In The Detail
Step inside this Dock-based, two bedroom granny flat, modified to an L-shaped layout for corner block parking, and see exactly what a genuinely well-finished Aplus build looks like. Outside, a Colorbond Shale Grey roof, gutters and fascia sit alongside smooth Weathertex cladding, with a Dulux Lexicon Quarter entrance door and Snowy Mountains Half accents for a crisp, contemporary look.
Black fibreglass flyscreens and white-framed aluminium windows keep the exterior clean, while inside, hybrid flooring in a neutral raw tone runs throughout the living areas, paired with soft Lexicon Quarter walls. The kitchen features a 20mm Evostone benchtop in White Sand, gloss white polyurethane cabinetry with nickel handles, and quality Haier appliances including a ceramic cooktop and slide-out rangehood.
The bathroom brings a designer touch with Albany Grey floor tiles, gloss white rectified wall tiles, a semi-frameless shower screen, and chrome tapware throughout, plus a walnut-toned vanity with stone benchtop. Limestone roller blinds add warmth to the living spaces, and ceiling fans with lights are fitted to both bedrooms for year-round comfort.
This build also includes a few thoughtful upgrades our client chose to encourage top rental return: a slightly larger concrete porch, a wide 1.8m glass sliding door for extra light and flow, and a skillion roof with a raked ceiling to the living area for a more open, elevated feel.
Every finish you see here started from our standard inclusions, proof that a genuinely turnkey, high-quality granny flat doesn’t have to come with a premium price tag. Have you checked us vs the others?
Our base design starts from $177k, with approvals from $10k — download the full case study to find out exactly what this build cost, all in.
